Your Dickson Realty agent will provide you with a comparative market analysis based on neighborhood comparisons from the Multiple Listing Service (MLS), the current financial market, public records and title company records. Your agent will work with you to set an appropriate price that’s fair to you and the buyer.

Preparing your home for sale

Next, your agent will visually inspect your home for structural integrity, termites, heating and cooling, and cosmetic appeal and decor. We’ll make recommendations on possible repairs or cosmetic updates that will make your home more appealing to potential buyers. You and your agent will also meet to have a marketing consultation to ensure the sale runs as smoothly as possible.

Getting your home on the market

Once your home is ready for sale, your agent will help prepare all forms needed for the MLS and all necessary legal and clerical documents. You and your agent will coordinate to establish and organize an advertising campaign, including brochures, to market your home to thousands of potential buyers. We’ll schedule necessary photography and videography, place a “For Sale” sign and work with you to arrange the showing schedule. Price your home today.

Tours of your home

 

Dickson Realty agents will preview your home to ensure it’s appealing to buyers. If appropriate, your agent will organize a city-wide agent tour of your home. Once buyers are interested, we’ll schedule buyer appointments and one-on-one tours. You and your agent will have weekly meetings to review the results of showings, advertising responses, potential buyers and offers. Any additional showings performed by other agents will also be reviewed.

What happens when you receive an offer?

As soon as an offer is received on your home, you and your agent will review the contract and discuss any potential negotiation strategies. Once you and the buyer agree to the terms of sale, your agent will work together with the buyers agent to open escrow and prepare the escrow fact sheet to track contingency removal deadlines. Your agent will specify necessary disclosures and reports, while coordinating the appraisal and all inspections. Your Dickson Realty agent will prepare all the pertinent paperwork for the buyer’s approval, verify the buyer’s loan application has been submitted, and take action on any inaccuracies in the preliminary title report.

We’ll help you work through any problems that may arise during the escrow period, and schedule your signing appointment with the escrow officer. Your agent will review all inspections and assist you in crafting a response to any questions from the buyer. We’ll arrange your key transfer with they buyer and help you close the deal. We’ll then arrange for delivery of your closing documentation and the proceeds.
