As REALTORS, one of the most common questions we get is, "So, what's going on in the real estate market?" Usually, the person asking wants to know how the latest news will affect him or her. Sometimes, he or she is looking to buy a home and wants to get a sense of the market. Otherwise, the person asking the question is a potential seller, trying to figure out his or her position. Often, it's a fellow community member who wants some insight on local headlines or news. And, there's nothing that sparks this question more than the presence of construction crews in key development areas. According to the Center for Regional Studies at the University of Nevada, Reno, there are more than 33,000 new residential units that are either approved or currently under construction. There are many smaller new home developments under way around town, such as Pine Bluff in Caughlin Ranch by Homecrafters, Heartwood Estates in Wingfield Springs and Parc Foret in Montreux. For this article, we wanted to focus on some of the larger new developments and where they are located.

Victorian Square

Silverwing Development is turning Victorian Square into a walkable, master planned community in the heart of Sparks in the next five to seven years. This new development includes more than 1,500 new housing units, 60,000 square feet of retail/commercial space and a renovated Galaxy Luxury 14-Plex Theater. Spanish Springs

Most development within the City of Sparks portion of Spanish Springs is already approved through Planned Unit Developments, even if it's not built yet. Several large projects of new homes are not approved but are likely to come forward in the next few years. Growth is likely to slow down until adequate sewer capacity is funded & larger sewer lines are constructed.

Verdi

Two large housing projects are planned for Verdi over the next few years in a 783-acre mixed-use development project. Meridian 120 near Boomtown-Garson Road by Reno Land, Inc. is planned to include 273 single-family homes. Nearby, D.R. Horton is planning 324 homes at West Meadows Estates off Highway 40.

Parklane

After breaking ground in August of 2017, this new master-planned community in central Reno is underway. Developer Reno Land, Inc. is currently working on reconfiguring the main sewer line for drainage. The 45.6-acre community is planned to have restaurants, a grocery store, 1,619 apartments, 45,000 square feet of office space, 85,800 square feet of retail space and a one-acre park.

Rancharrah

The first homes planned for the site of Bill Harrah's former family ranch went up for sale in June of 2017. This 141-acre master-planned community project is planned to include 691 units and two commercial parcels.   These are just a few of the many developments planned for the Northern Nevada region in the upcoming years. Let's take a look at Median Price and Days on Market trends over the past 6 months for single family homes in the greater Reno-Sparks area. These statistics exclude Condo sales and focus only on single family home sales activity in the region. According to the Reno-Sparks Association of REALTORS, the Reno-Sparks area experienced a 4.3% increase in median price from $345,000 in December to $359,950 in January. This price was 19.2% higher than January of last year, and 29%, or $80,950 higher than January 2016. These year over year increases highlight the strong demand for housing being driven by low housing inventory, continued low mortgage rates and economic growth. We anticipate the median price will continue to increase in the long term, especially in the most affordable price ranges that fall below $600,000, where over 90% of home sales occur. The Average Days on Market increased by 5% from 94 days in December to 99 days in January. Although it has increased, it is still 8% lower than the 108 Average Days on Market in January 2017. We typically see this number increase higher in the winter, but the sustained demand and lack of inventory combined with our mild winter weather are the main contributing factors to the shorter times we are seeing on market now. Why should this information matter to you? With fewer homes on the market and faster sell times, there is less competition for sellers of homes in many neighborhoods. For sellers in price ranges below $600,000, the constrained inventory and strong demand make this an excellent time to meet with your Dickson Realty agent about why you might consider selling now. Let's review the Reno-Sparks real estate market, comparing month over month activity from December 2017 to January 2018, and comparing year-over-year to January 2017. According to the Reno Sparks Association of Realtors, the Median Sold Price for single family homes and condos in the Reno/Sparks area increased by 5.4% to $342,500 through January. There was also was a 19.3% increase when we compare this price to a year ago. This year-over-year change is a better indicator of how the market is performing. One of the largest reasons for the double-digit year over year increase in value is due to the continued low inventory levels and sustained demand from home buyers. We expect that prices will continue to rise until more homes are available in the market. The number of homes sold decreased by 20.9% in January, with 457 sales versus 578 in December. Despite the large monthly decrease, the number of units sold actually increased by 9.1% when compared to January of last year. While it is typical to have fewer sales this time of year, we believe the month to month decrease in sales is also partially attributable to the lack of inventory. There were 562 new listings on the market in January, which was an impressive 49.9% increase from the 375 in December. There was also a 19.1% increase from the 472 new listings in January 2016. A strong seller's market is expected to remain in many price ranges until more new listings are offered for sale in the region. The Inventory numbers set the stage for the market conditions today. There were 603 homes available for sale at the end of January, which was a 22.8% decrease from the 781 on the market in December. A much more significant decrease of 50.8% was seen in the number of available homes for sale in Reno and Sparks when compared to January of last year. The Month's Supply of Inventory for homes in Reno and Sparks decreased slightly in January to 1.3 months from 1.4 months in December, but decreased 54.9% from January of last year. This reaffirms that now is a time that homes can be sold quickly in most price ranges and most neighborhoods. Why is this information important to home buyers and sellers? The low housing inventory and our region's economic growth will continue to drive home prices up. We still have very low mortgage rates, which will contribute to a steady stream of home buyers. What's odorless, colorless, tasteless, is the leading cause of lung cancer among nonsmokers, and is responsible for about 21,000 lung cancer deaths every year in the United States? Radon. Radon is a naturally occurring radioactive gas produced by the breakdown of uranium in soil, rock, and water. Uranium is found in all soils and in higher concentrations in granite, shale, and phosphates. Because of Northern Nevada's geologic composition and high quantities of granite, radon is more prevalent. As it decays into radon gas, it moves through the soil into the atmosphere, where it harmlessly disperses outdoors. But, sometimes, it can enter buildings through foundation openings and become trapped inside where it can accumulate and present a health concern for occupants. Radon breaks down into several radioactive elements called radon decay products, which are solid particles that become suspended in air. They are tiny, easily inhaled, and can attach to lung tissue. Not everyone exposed to radon will get lung cancer, but the more significant the amount of radon and the longer the exposure, the higher the risk of developing lung cancer. In Nevada, one in four homes tested show radon concentrations at or above the EPA action level. According to experts, living in a house with radon concentrations at the action level poses a risk of developing lung cancer similar to the danger posed by smoking about half a pack of cigarettes a day. Since you can't see or smell radon, specialized equipment is needed to detect its presence. A simple three-day test can determine if a house has a radon problem, and winter is an ideal time to test a home for radon. Nevadans can order free test kits online at https://fee4freekit.eventbrite.com, or by mailing in the Radon Test Kit Order form, also available online for printing at http://bit.ly/NRAM18freekit. Ordered test kits will require $4 for shipping. If your home is found to have elevated levels of radon, it can be fixed by installing a radon mitigation system in the home. EPA and the Nevada Division of Public and Behavioral Health recommend that you get a certified or licensed radon mitigation contractor to install the system. A radon mitigation contractor is a professional who can fix your home to reduce the radon level. Lowering high radon levels requires technical knowledge and unique skills. To assist Nevada citizens, the Nevada Radon Education Program has compiled a list of Certified Mitigation Professionals in Nevada. HERE'S THE LATEST INFORMATION ABOUT THE RENO/SPARKS REAL ESTATE MARKET FROM THE EXPERTS AT DICKSON REALTY. 2018 has started off with a more active market than a typical January. Continued strong demand and low inventory of affordable homes is creating a challenging market in many price ranges and neighborhoods. However, if you're thinking about moving up to a higher price range, or across town to a new neighborhood, it may be one of the best opportunities to buy or sell a single-family home in Reno and Sparks. Let's take a look at the details. There were 528 homes available for purchase at the end of January. This a decrease of 23.8% when compared to December, and down a staggering 51.1% when compared to this time last year when there were 1,079 homes available. Next, we will look at the number of units sold. Reno/Sparks area REALTORS sold 400 single family homes in January, which was a decrease of 18.7% compared to December, but a nearly 10% increase from last year. Year over year, we experienced more home sales, and there's a dramatic reduction in inventory. So, let's take a look at how the demand and sales activity impacted median price and average days on market. The median sold price for single family homes in Reno/Sparks increased 4.3 percent, to $359,950 in January. This is the highest median price since mid-2005. Year over year, median price increased 19.2% from $301,976 in January 2017. Median means "in the middle". So, with regard to Sales Price, this means exactly half of homes Sold above this price and exactly half Sold below. Average Days on Market for homes sold in January increased from 94 days in December to 99 days. Last year at this time Days on Market was 9.2% higher, at 109 days. Even with the robust market we have experienced for the past several years, it is normal for Average Days on Market to be greater than 100 days this time of year. Why should this information matter to you? If you want to purchase a home in a fast-moving market such as ours, you need to work closely with your Dickson Realty agent and your lender to get pre-qualified before looking at homes. If you're a seller that is concerned about putting your home on the market in the winter, we hope these statistics would put you at ease. Demand is strong and there is little competition in many neighborhoods and price ranges, especially the price ranges below $600,000. Demand for affordable housing in Reno-Sparks is high, and supply is low. While this creates a challenging environment for some home buyers and sellers alike, it also is one of the best move up markets in recent history. Let's take a look at what's happening As of January 30th, there were 578 homes on the market that were Active and Available for purchase. That is 13.1% fewer homes than the 665 on the market at the end of December and a staggering 43.1% fewer than the 1,016 homes on the market in January 2017. 66% of available homes have asking prices below $600,000, which is down from 71.9% in January 2017. Only 103 of the homes on the market today have asking prices under $300,000. By comparison, 276 of available listings were under $300,000 at the end of January 2017. Buyers will want to be pre-qualified with a lender before heading out to look at any homes in the lower price ranges. Absorption Rate, or Days of Available Inventory, is the amount of time it would take to sell off existing homes for sale if no additional homes came onto the market. As expected, in prices below $600,000 multiple or competing offers are happening in some neighborhoods. For homes priced below $300,000, we have only 11 days of inventory, emphasizing the great need for more affordable homes in the market. For homes in the range of $300,000-$600,000, available inventory is 28 days, or just under a month. If you own a home in either of these price ranges, it is a very good time to sell with little competition in the marketplace. It is also an excellent time to consider moving up to a higher priced home where more inventory is available. With an inventory of just over 2 months, the $600,001 to $900,000 price range has now moved more into seller's market territory like the lower price ranges. The months of inventory is 4.7 months for properties in the $900,000 to $1,500,000 range. This price range represents the most balanced market between sellers and buyers. For homes priced over $1,500,000, we have a 15 month or a 1.25 year supply. It is good to remember that The National Association of REALTORS considers 5 to 6 months of inventory a healthy market, where neither buyers nor sellers have a distinct advantage. Let's take a look at the Percentage of Sales by price range in the first month of 2018. 87.9% of all sales in Reno/Sparks so far this year have been under $600,000, with 33.5% of sales occurring below $300,000, and 54.4% of sales between $300,000 and $600,000. A shift can be seen between these two numbers when looking at the percentages at this time in 2016, where 64.7% of all sales occurred below $300,000 and 31.4% occurred between $300,00 and $600,000. Only 7.3% of sales this year have been between $600,000 and $900,000. The remaining sales, or just 4.8% of all sales, were over $900,000. Why should this information matter to you? The supply-demand equation continues to drive home prices up in the most affordable price ranges. However, the pace of price increases often depends on a specific neighborhood or area of town. Whether you are considering a move to downsize, move up to a larger or more expensive home, or even a move across town, now is best time to speak with a Dickson Realty agent to discuss your options. At the end of January, I had the privilege of gathering with 800 fellow regional business leaders for Alliance, an economic update presented by the Reno+Sparks Chamber of Commerce, the Economic Development Authority of Western Nevada, and the Reno-Sparks Convention & Visitors Authority. All three organizations packed the agenda with information about what's happening in the northern Nevada economy and what's coming. From that, here are my 11 biggest takeaways and "a-ha" moments from Alliance.
  • More Technology Companies Are Moving To Our Region

EDAWN's team is working much more aggressively with the technology sector to bring startups, high-growth companies, and headquarters to northern Nevada. By 2020, EDAWN expects that attracting these types of businesses will be about 20 percent of the organization's efforts.

  • More Companies Are Visiting Northern Nevada

In 2011 about four companies visited the region each month to consider relocating. In 2017, that number was up to between 10 and 12 per month. According to EDAWN's internal count, about 70 to 80 percent of companies that visit decide to move here.

  • More Jobs Are Coming

Based on EDAWN's count, more than 5,100 jobs could be coming to our area in the next 12 months. Of those, more than 1,300 are just pending an announcement. Most of these jobs are in the manufacturing and distribution industries and come from Georgia, California, and Colorado.

Moving forward, EDAWN plans to focus its attention on bringing jobs with high paying wages (at least $30 an hour) and more corporate headquarters to northern Nevada.

  • More Meetings Are Coming

The RSCVA is also working to attract more people and businesses to our region for conferences, meetings, vacations, and recreation. On the same day as Alliance, the RSCVA announced that it approved a feasibility study to look at expanding the Reno-Sparks Convention Center by 300,000 square feet, which would make it large enough to host 80 percent of all conventions and trade shows in North America.

  • More International Visitors Are Coming

The RSCVA is also expanding its efforts to reach Chinese tourists. In 2016, 122 million Chinese people traveled internationally, and that number is estimated to grow to 200 million people by 2020. Every week, 49,000 people travel non-stop from China to Los Angeles, San Francisco, and Seattle. To capitalize on this opportunity, the RSCVA entered into a representative agreement with preferred hospitality group to open five sales and marketing offices on mainland China to represent Reno/Tahoe.

Now, you may have noticed that all five of those points started with the word "more." On the flipside of this growth are a few pain points that were also addressed at Alliance. The top ones to think about include:
  • Affordable Housing

Nancy Fennell, president of Dickson Realty, recently wrote a blog post examining this topic, which I would encourage everyone to read. It's no secret that affordable housing is a problem in our region. As Nancy wrote:

Through hard work, telling the story of our beautiful environment, positioning our region as a great location and leveraging low state taxes, our economic development groups have done a remarkable job in attracting new companies and industries to our area.

But, they will have a problem continuing to attract companies if buyers do not qualify for a mortgage because prices have gotten too high, and workers and families cannot find a place to live; or our property tax doesn't fund our schools with enough money to make them competitive.

The Center for Regional Studies at the University of Nevada, Reno produces an excellent Residential Activity Report on new residential construction and sales statistics. There were 372 newly constructed homes and nine condos sold in the third quarter, with only 361 units ready for sale.

That is not nearly enough inventory to help offset the actual demand. According to this same report, there are 13,382 tentative units recorded on final maps approved for building. However, with a shortage of construction workers and the cost of construction, there is no date of when those units will be ready for sale or what their final sales prices will be.

There's no silver bullet fix for this issue. But a few suggestions came out of the Alliance event, which I will share in a few paragraphs.

  • Property Taxes

Nevada is the only state in the country that does not reset property taxes upon sale. According to EDAWN, this system hurts our local government and school districts by reducing the funding each needs to serve its citizens.

  • Workforce Is More Important Now Than Ever

Our region's unemployment stands at 3.9 percent, down from 14.2 percent in 2011. With more jobs coming, our community needs to attract, train and retain talented people to create the workforce necessary. One way to do this is by partnering with local educational institutions to provide the education individuals will need to be a part of our new economy. The other is by reaching out to other regional colleges and universities to attract their students here on graduation.

These three challenges are not without solutions and suggestions. Here are three ways business and community leaders can help our region navigate this time of growth and expansion.
  • Engage In Support Of Affordable Housing

Get to know your elected officials and get involved in our local government. In her 2018 State of the City address, Reno Mayor Hillary Schieve said she is going to present a new initiative that would fast-track affordable housing and infill projects through the planning process. Local business leaders need to show their support for solutions that would ease our affordable housing problems.

  • Help Talent Attraction

Help bring talented people to our region. If you've got family or friends looking for a job somewhere else, invite them to Reno. Show them our community and the great opportunities available here.

  • Get an intern

Of the 7,500 to 10,000 companies in our region, only 392 have an internship program. Internship programs help keep students in the region once they graduate and can increase our workforce.
