The Nevada Museum of Art exhibits Altered Landscape, a Photography Collection from the Carol Franc Buck Foundation consisting of approximately 2,000 photos spanning 60 years from 1931 to 1993 revealing the ways individuals and industries have changed the landscape. The "salon style" exhibit offers a panoramic sweep of the contentious social and political debate on the changing environment. This exhibit will be on display until 7/5. NevadaArt The Reno Sculpture Fest 5/12 – 5/14 will span over 10 blocks of downtown featuring larger-than-life art pieces, live painters, muralists, aerial and street performers, vendors, food trucks, kid zones and multiple music stages, including late night stages, for collaboration between Reno Art Works and Fresh Bakin' (concert promoters). RenoSculptureFest Roger's & Hammerstein's Tony Award winning Broadway musical Cinderella comes to life at Reno's Pioneer Center for the Performing Arts 5/19 - 5/21 in this contemporary take on the classic tale with a lush production, complete with the pumpkin and glass slipper.  Cinderella The Genoa Cowboy Festival rides again in the historic town of Genoa 4/28 – 4/30, featuring cowboy poetry performances (including Tom Russell, Tony Argento & Dave Stamey), music, ranch tours, Chautautauqu presentations and Western Shootouts, along with Chuck Wagon grub and Basque food at the Cowboy Corral. GenoaCowboyFestival Whitewater enthusiasts will abound at the annual free Reno River Fest on the Truckee River's kayak course surrounding Wingfield Park in downtown Reno, benefitting the One Truckee River Management Plan. The action-packed weekend features the USA Freestyle Kayaking National Championships, 100 vendors for food, outdoor merchandise, the River Roll costume bike race, Craft Beer Village, Summer Wine Village. Sparks should not be overlooked as a great place to visit, live, dine and shop.  Developers are not overlooking the area.  In a recent announcement Silverwing announced plans to revitalize Victorian Square.  Over the next 5-7 years Silverwing will add 1,500 additional housing units with a wide variety of lifestyle options, and 60,000 square feet of retail and commercial space.  This will include a remodel of the movie theater into a Galaxy Luxury 14 plex.   Exciting times for this area of downtown Sparks which is currently home to some great special events.  These new additions will Fountain House and Bridges developments which are already underway with both residential and commercial components. In addition, yesterday it was reported that the Legends at Sparks Marina will be adding a 40,000 square foot Burlington Coat Factory opening in Spring 2018 and Jersey Mikes, Habit Burger Grill and a free-standing Chick-Fil-A in Fall 2017.   In addition, ground was broken earlier in the month for both Hampton Inn and Residence Inn, and H&M opened 26,000 square foot store. Let's review the Reno-Sparks housing market activity, comparing month over month residential real estate market activity from February to March 2017, and comparing year over year to March 2016. According to the Reno Sparks Association of Realtors, the Median Sold Price for single family homes and condos in the Reno/Sparks area increased 2.4% from $297,000 in February to $304,000 in March. When we compare this price to a year ago, we see a 9.4% increase, validating a continued healthy market. While the year over year increases are beginning to impact affordability, it is important to note these increases are being fueled mainly by sustainable economic growth and new jobs. The number of homes sold increased by 38.6% in March, with 625 sales versus 451 in February. Despite this large increase, year over year, there was actually a decrease of 6.6% in sales of single family homes and condos. The increase in sold units is due in part to more new listings coming on the market as we move into the spring selling season. There were 787 new listings on the market in March, which was a 30.9% increase from February. However, there was a 10.1% decrease in the number of new listings compared to March of last year. Current demand for homes continues to outpace the supply, especially in price ranges below $500,000, and we expect a seller's market to remain until more homes in affordable price ranges are offered for sale in the region.   As we look at the Inventory numbers, there were 1,820 homes available for sale at the end of March, which was a 3.4% decrease from the 1,884 in February. Comparing year over year numbers, a 13.3% decrease in inventory was seen since March last year. All this information allows us to calculate the Months Supply of Inventory. Overall, there was a 1.7 months supply of inventory in March. This was a 31.3% decrease from February, and is still very much in Seller's Market territory. The year over year inventory comparison saw a decrease of 1.1%. The National Association of REALTORS considers 5 to 6 months of inventory to be a balanced housing market, where neither buyers nor sellers have a distinct advantage. The lack of inventory and our region's economic growth will continue to drive home prices higher. Although mortgage rates have crept up recently, we still have historically low mortgage rates, which will contribute to a steady stream of home buyers. As prices increase, concerns of affordability will continue to make headlines. If you are thinking about buying, now is the time to get pre-qualified for a mortgage and start your home search. The Sparks hills are alive not with the sound of music, but with the sound of hammers.  In almost any direction you look you can see new home developments and new apartment complexes popping up. New single family homes are being built in Sparks by Lennar, DR Horton, Jenuane Communites, Ryder Homes and many more.  According to the University of Nevada Center For Regional Studies, as of February 2017 there were 1,673 units approved for active projects and a whopping 9,041 units approved for inactive projects.  The median price of new construction homes as of 4th Q 2016 was $380,700. It's official and the sign is up. Grocery Outlet will fill the space left by Scolari's Food & Drug when they closed almost 3 years ago on July 18, 2014. Residences of the Sparks Suburban neighborhood serviced by this store have heard many rumors over the past three years. Hopes were high for a Trader Joes or Whole Foods. HERE'S THE LATEST NEWS ABOUT THE RENO/SPARKS REAL ESTATE MARKET FROM THE EXPERTS AT DICKSON REALTY. Market activity in the Reno/Sparks area for Single Family homes in March has shown that it is beginning to heat up, following the normal trend as we head into springtime. Let's take a look at the details. There was slight increase in available inventory of homes when comparing the 1,692 in February to the 1,703 in March. Although this increase is heading in the right direction, our inventory is still down more than 25% from October of last year. It is important to note that these statistics include homes that are active and available for purchase, as well as homes that are in contract but not yet closed. Next, we will look at the number of units sold. Reno/Sparks area REALTORS sold 540 single family homes in March, which was an increase of 40.3% since the end of February. While it is a significant increase, it is still 6.7% less than the 579 units sold during March of last year. Inventory should continue to build coming into the late spring and summer months, which will allow area REALTORS to maintain the current pace of sales. The demand for housing in the under $600,000 price range remains strong even as more homes come on the market. Let's see how the demand impacted the median price and average days on market through March. The median sold price in Reno/Sparks increased slightly to $319,000 in March. That figure marks the third consecutive month of increases in median price, and is also 8.1% higher than March of 2016. Low mortgage rates and sustained job growth in the region are the primary drivers of the increases in value. Average Days on Market for homes sold in March decreased by 13.9% from 115 days in February to 99 days in March. We typically experience a decrease in market time during the spring and summer months, so this is not unexpected. In a fast moving market such as ours, you will want to be sure to work closely with your Dickson Realty agent and lender to be pre-qualified before looking at homes. The Nevada Museum of Art exhibit of A Place in the Country: Aboriginal Australian Paintings, from the collection of Martha Hesse and Robert E Dolan Collection, presents a concise selection of indigenous female artists of Australia, inextricably bound to the land, each sharing a commitment and responsibility to country. The diverse exhibit from across Australia shows the Aboriginal relationship to country, comprised of "land, sea, sky and everything contained therein." Nevada Museum of Art Once again, the Reno Earth Day 2017 will be at Idlewild Park on 4/23 again. This free event keeps growing, with live music, food and drink and environmentally-friendly vendors and information booths. Reno Earth Day The Reno Jazz Festival happens on 4/27-29 at UNR, put on since 1962 by the University's School of the Arts and Extended Studies, with concerts, clinics and competitions, including more than 300 schools, 9,000 participants and 50 clinicians, performers and adjudicators.  Reno Jazz Festival The Reno Aces first 2017 season home baseball game happens on 4/11, with the first pitch at 6:35pm at Greater Nevada Field, against the Albuquerque Isotopes. New this season is the Archie's Kids Club, with opportunities to meet Aces players, chances to announce "Play Ball" over the PA system and win prizes.  Reno Aces Indulge yourself at the 15th Annual Nevada Women's Expo as this 2-day event (4/22-23) welcomes women at every stage of life, showcasing hundreds of vendors offering beauty, clothing, jewelry, health, nutrition, fitness and pampering. Runs open!  This week there are 1024 runs open in the Reno/Tahoe ski areas. Mt. Rose Ski Tahoe continues to own the record for the most inches of snow, but Kirkwood and Squaw Valley have deep base snow amounts according to Onthesnow.com.   It looks like spring skiing will be around into early summer. 2017 totals from the National Weather Service recorded 9.65 inches of rain in Reno and 27.89 inches of rain in So Lake Tahoe. By comparison, Reno averages about 7.5 inches of rain for the entire year, if you're keeping track.  These days, the Truckee River is flowing at around 6,000 CFC (cubic feet per second) as hydrologist's let some excess water out of Tahoe. Flowers are popping up all over, golfers are out, and spring skiers are blissful. Taking advantage of the winter mud, the 44th USA Cycling Cyclocross National Championships are coming to Reno in January, 2018 (9-14), as announced by Coby Rowe, host and promoter of the event, with the RSCVA. Beating out Bend, OR, Hartford, CT and Louisville, KY, this major bicycle race is expected to bring 7000 people and $4 million to Reno during the six days the race happens at San Rafael Regional Park. Cyclocross 2018 Food Truck Friday – Reno Street Food returns to Idlewild Park on 5/19. This family-friendly outdoor kick-off-to-the-weekend has grown to include 30 gourmet vendors, plus craft beer and desserts. RenoFoodTruck Flanked by the Truckee River in downtown Reno, The Eddy beer garden, will open 4/12 as the area's first cargo container park, featuring an open low-key daytime community space.  At night the open-air park will offer the 21 and older crowd a variety of beer, wine & spirits, with rotating food trucks, plus bocce courts, bike racks and bathrooms. Let's take a look at the existing housing inventory and sales statistics by price range for the Reno-Sparks area, as of April 4th. Local housing inventory and affordability continue to be main topics of conversation in the real estate industry, both nationally and locally. The good news is, as of the end of March inventory of homes that are Active and Available is up 10.8% year-over-year. Inventory was higher for almost every price range compared to this time last year. This should bring some relief to buyers in our marketplace. When we look at absorption by price range, we still see a strong seller's market in homes priced below $600,000. For homes priced below $300,000 we have 24 days of inventory, emphasizing the need for more affordable homes in the region. For homes in the range of $300,001-$600,000, available inventory is 56 days, or about 1.9 months. The exceptionally low inventory in these price ranges means it is a great time to sell with little competition, and consider moving up to a higher priced home, where more inventory is available. With an inventory of just over 5 months, the $600,001 to $900,000 price range represents the most balanced market between buyers and sellers. In the territory above $900,000, the market begins a shift to favor the buyer. The months of inventory sits at 9.4 months for properties in the $900,000 to $1,500,000 range. For homes priced over $1,500,000, we have a 4 YEAR supply. It is good to remember that The National Association of REALTORS considers 5 to 6 months of inventory a healthy market, where neither buyers nor sellers have a distinct advantage. As we finish the first quarter and head into the Spring selling season, it's a good time to look at the Percentage of Sales by price range. Over 93% of all sales this year have been under $600,000, with 51.5% of sales occurring below $300,000, and 41.7% of sales between $300,000 and $600,000. Only 5.5% of sales this year have been between $600,000 and $900,000. The remaining 1.3% of sales were over $900,000. The supply-demand equation continues to drive home prices up in the most affordable price ranges below $600,000. However, the pace of price increases often depends on the neighborhood or area of town. Whether you are considering a move to downsize or to move up, now is a great time to speak with a Dickson Realty agent to discuss your options.
