Dickson Realty Market Trends- Market News February 25, 2016
Let's take a look at recent median price and days on market trends for the greater Reno-Sparks area.
By January 31, 2016, the median price for the Reno-Sparks region was $277,000, which is a slight decrease compared to the upward trend seen throughout 2015. Despite the decrease, the Reno/Sparks area is still looking at record highs for median price dating back to 2011. November 2015 was a record $292,000, so the market is still opportune for sellers.
The average Days on Market seemed to temporarily level out, marking 105 days on market for January 2016 compared to 104 days on market for December 2015. Outside an average days on market value of 97 in November, the market has hovered above 100 dating back to October 2015. It is typical for Days on Market to increase this time of year, but with the continued low housing inventory and high demand, we expect the average to go down as soon as we get into the early spring buying months.

Let's review the Reno Sparks housing market activity, comparing activity through January 31, 2016, to December, 2015, and also to data from January 2015.
According to the Reno Sparks Association of Realtors, the median Sold Price for single family homes in the Reno/Sparks area dipped 4.5% to $277,000 from December, 2015, to January. While national headlines of a housing slowdown are making news, when we compare January 2016 to January 2015, there was an 8.6% increase, validating a stronger long-term market in our local region.
The number of homes sold, or Units Sold, declined from 499 in December 2015 to 375 in January 2016. It is not unusual to see lower sales activity in the winter months, and we can expect an increase in sold properties as we move away from winter into the spring and summer months.
There were 445 new listings recorded for January 2016, which is almost 100 more new listings than December 2015. The bulk of the new listings were in the sweet spot price range that is just above our regional median price. Although our market is able to absorb many more new listings, this new listing activity should bring a little relief to the buyers who are searching for a home.
As we look at the Inventory numbers, there were 1359 homes available for sale in January; an 8.7% decrease from December 2015's 1489 homes, and an 15% decrease from January, 2015.
All this information allows us to calculate the Months of Available Inventory, which has been at near historic lows in the most active price ranges below $600,000 for quite some time. Overall, there was a 3.6 months' supply of inventory in January 2016, which is an increase from December 2015 but an 18% decrease compared to January 2015.

There were 1,359 available listings for January 2016, which is a new 6-month low dating back to 2015. The number of available listings has decreased each month since August, which posted an available listings mark of 2,158. Typically, in our market the number o favailable listings decline in the fall and winter months before an increase over the spring months and peak in summer months. Whether that will happen this year remains to be seen.
The 6-month trend of sold properties has fluctuated more than the total number of available listings. There were 375 sold properties for January; a 22 percent decrease from December 2015. The low number of sales is largely attributed to the inventory shortage that we have been experiencing for many months.
January recorded a median sales price of $277,000, which is a low mark for the past six months. The drop-off may be due to the slow-down in activity from the winter months, but the median sales price is still trending at a healthy rate compared to recent years. The median sales price has not dipped below the $200,000 mark since March 2013, and the market has trended above the $270,000 mark since March 2015.

As we have moved into 2016, we have broken down the Months of Inventory by price range, and are only looking at homes that are Active and Available as of January 31st. For homes priced below $300,000 there is less than one month of inventory at just 25 DAYS! For homes in the range of $300,001-$600,000, inventory is just 56 days, or just under two months. These price ranges, which make up 95% of the sales in our region, have been in a very strong seller's market for many months now.
However, in the price ranges above $900,000 we have a greater inventory of available homes, and with that we see a shift to more of a buyer's market. It's good to note that the National Association of Realtors looks for 5 - 6 months of inventory in a balanced market, where neither seller's nor buyer's have a distinct advantage.
If you're in the market to purchase a home in the under $600,000 price ranges, you will want to work closely with your Dickson Realty agent and your lender to give you the best chance of having your purchase offer accepted by a seller.
