The Selling Process

Pricing
Your Dickson Agent will provide you with a comparative market analysis based on:
  • Neighborhood comps from the Mulitple Listing Service (MLS)
  • Existing real estate market
  • Existing financial environment
  • Title company records

Preparing the Property
Your Dickson Agent will walk through and make a visual inspection:

  • Agent inpection/marketing consultation
      Possible recommendations:
      • Termite inspection
      • Structural inspection
      • Structural inspection
      • Decorator inspection
      • Heating/Cooling inspection
      • Recommendations of repairs and cosmetic updating

Listing the Property
Your Dickson Agent will:

  • Prepare the forms for the Multiple Listing Service (MLS)
  • Prepare all legal documents
  • Prepare and organize advertising campaign
  • Draft brochure for Seller's approval
  • Make duplicate keys
  • Submit all forms for input and approval
  • Place "For Sale" sign
  • Schedule all still photography
  • Review and file completed Seller's Real Property Disclosure Statements
  • Order preliminary title report
  • Arrange showing schedule with Seller

Touring

  • Dickson Realty agents preview
  • Organize, if appropriate, city-wide agent tour
  • Schedule Buyer appointment

Weekly
Your Dickson Agent will review:

  • The results of all showings
  • Review advertising responses
  • Pre-qualify potential buyers
  • Review any offers with seller
  • Call agents who have shown the property and report results

Receiving an Offer
Your Dickson Agent will:

  • Present an offer and review contract and all paperwork
  • Open escrow and prepare escrow fact sheet to track contingency removal deadlines.
  • Specify necessary disclosures and reports.
  • Coordinate appraisal and all inspections
  • Prepare pertinent documents for Buyer's approval
  • Verify Buyer's loan application has been submitted to lender
  • Review preliminary title report and take action on any inaccuracies
  • Confirm existing loan payoff demands
  • Review all inspections and assist in crafting response
  • Counsel Seller through negotiations
  • Confirm contingency removals and have pertinant documents signed
  • Work through any problems that might come up through the escrow period
  • Schedule Seller's signing appointment with escrow officer
  • Arrange key transfer with Buyer
  • Confirm actual recordation of the property with the title company
  • Arrange delivery of Seller's closing documentation and proceeds
